LiMonar Estates is a 34-unit for-sale townhome community in unincorporated Miami-Dade County, developed by Bluenest Homes. The development comprises 34 duplexes across a 4.49-acre site, with homes ranging from 1,364 to 1,400 square feet, each offering three bedrooms and three bathrooms. Ten percent of units are designated as workforce housing.

American Services of Miami is serving as civil engineering firm of record — managing the full permitting sequence from boundary survey through regulatory approvals, coordinating with Miami-Dade County, the South Florida Water Management District, and FDOT.

Our Contribution

ASOM is delivering the complete civil engineering and permitting package for all 34 units: boundary survey, platting, paving and drainage design, water and sewer plans, Environmental Resource Permit through SFWMD, and FDOT driveway connection permits for the project's state-road frontage.
